BRB DOCK PROPOSAL
Fellow Bluffians,
Bull River Bluff Condos
were initially sold with the promise that a community dock would become one of our
amenities. As we know, the dock was never built, but the hope that it would someday
become a reality has continued to be a topic of discussion through the many "Dock Committees". The proposal and associated documents
below provided to Bull River Bluff by 24K Professional
Services, could actually make this a reality. The proposal offers to construct
a deepwater dock available for exclusive use by the residents of Bull River Bluff
and would also give Bull River Bluff unit owners the opportunity to purchase deep
water slips.
After an initial Semi-Annual Meeting held August 10, 2009 where the proposal was
explained and discussed, the Board felt that due to the strong positive reaction
to the proposal, they should move forward with the necessary actions allowing 24K
Professional Services to seek the permit for our Community Dock. We had over 30
people sign up for slips and a majority of others were excited over the prospect
of having a dock to fish and crab from or just relax in the Dock House. I had
no idea what was involved in that process. I now know why I had 2 estimates of between
$38K and $50K from local Engineering firms just to submit a permit for a small
community dock reaching the deepwater of Bull River. The shock of that just being the cost associated w/submitting a permit is
why I turned to David Heery for alternate suggestions. That's how the proposal was
born.
I get the question all the time from many of you, "When are we gonna get the dock?"
Well, after nearly 2 years of hard work by David Heery & others, we are very
close to having the permit in hand. We anticipate it being approved at the next
DNR Committee Meeting Agenda August 19, 2011.
The proposal is based
on what we are confident we will receive approval for from
DNR. The proposed design & number of slips are what makes this financially
viable, however final DNR Committee approved design will ultimately decide
what we have to work with. We do not anticipate any design changes being substantial
enough to cause any major issues. The Board of Directors is unanimous in their approval
of this project.

We had a great Special Dock Meeting
on March 10th, 2011. The results from
the voting were overwhelmingly in favor of proceeding w/ the project, 99-Yes &
16-No.
