Bluffians,
I would like to welcome
you to the Bull River Bluff Website ! It has been my pleasure to serve as resident
manager for the past year & along with the Bd. of Directors, make some much
needed improvements to our beautiful property . We are looking forward to continuing
along this path for Spring & Summer.
THE LOOKS
·
The
pool renovation could not have turned out better! I have never seen so much use
of the pool by
OUR
(BLUFF) residents.
The conversion to a Saline (Salt-Water) System has gotten rave reviews along w/
the landscaping around the area. The pool tags were very successful last season in deterring
unauthorized users from our pool. If you still have not contacted me to get your ID
tag, please do so.

We
have also made big gains in our approach to upkeep & improvements of our grounds.
Manker Landscaping has been excellent & the landscape committee has done a great
job with new designs for sprucing up some tired areas. I’m sure you have noticed
the difference. Much of this has been done w/ largely volunteer labor allowing us
to do more with less expense. This will continue as we conquer more landscape projects as we head in to better weather.

THE BOOKS
·
Tackling
the job of large scale building maintenance along w/ a complete reserve plan to
budget for that work is next on the horizon. We
are working with a company to assess current conditions, establish a plan that is funded, on a schedule & proactive
rather than reactive towards our maintenance issues. We have several major decisions
facing us in that regard & hope to see
results from this plan as we get it rolling this year.

We
have also streamlined our collections policy
for late amenities. It has been very effective & we have seen a big improvement
in the Associations ability to collect from those in arrears. Please realize that
when you are late w/ your payment, you affect everyone in the Association by causing
budget issues & potential problems from mortgage lenders. Non-payment
under minds the financial integrity of our Association.
I’m hearing that
all of these improvements, the possibility of a dock with individually owned slips, is
generating a positive buzz in the real estate community
about our future.
We have the property that many people want….. Let’s be proud of the Bluff !
It is a very unique property & has much to offer its residents. With a lagoon
in the middle, beautiful grounds, endless views towards the Bull River,
hopefully a dock on the river & a wooded
tidal creek area bordering the North side of our property, it’s
like being in a
nature preserve . I hope you have had a chance to see the Bald Eagle pair soaring
around here lately….they are back in 2010.
As

a brief update keeping you informed
